We regularly undertake surveys and inspections for clients wishing to purchase freehold or commence a lease on a property. Such inspections usually involve us going into service voids such as ceilings, floors and risers. Many of our clients prefer to have a full understanding of the engineering services and their potential liabilities. As such, we are regularly requested to undertake validation testing of the MEP service installations. We also perform due diligence on the main plant infrastructure and take note of historic building documentation such as operation & maintenance manuals and servicing log books. Environmentally related factors such as energy usage, sustainability and de-carbonisation, are all considered when making recommendations in connection with potential purchase and leasing opportunities.
Utilising the industry standard “Scott schedule” we regularly document elements of dilapidations for serving by the landlord on their tenant or, for the occupying tenant to protect themselves against a potential claim from the landlord or building owner.
A follow-up service would normally involve re-visiting the property, upon which the Scott schedule was served, in order to oversee the works undertaken as part of the dilapidations claim negotation.
We have undertaken numerous inspections of properties throughout the sector of commercial office, public amenity and government buildings, in order to establish schedules of assets that are relevant to ongoing CAPEX evaluation in terms of PPM maintenance and servicing.
Regularly this type of commission would lead on to us undertaking a process of tendering for ongoing maintenance and other service provision.
We undertake a significant volume of MEP system surveys, whereby the focus is on Project Maintenance Planning (PMP) and Capex. These surveys involve the identification of all assets, an assessment of their condition and cost forecasting, in line with BSRIA economic life-cycle guidelines, over a period of up to 30 years. We operate throughout the commercial sector, undertaking surveys on a wide range of business and residential letting type property. Since 2020, we have completed in excess of 200 surveys of this nature, supporting a wide range of RICS Chartered surveying practices.
